AAIMS History
AAIMS began in 1984 when Tom Wills noticed a need to provide professional services to landlords. Tom had worked many years in Fayetteville for a nationally franchised company and noticed that most all real estate companies seemed to manage property only as a sideline. These real estate companies, a majority of them anyway, were focused on real estate sales while keeping property management as a secondary resource to generate sales of property. Mr. Wills decided that there needed to be company that specialized in property management, a company focused only on managing property and taking care of the details for owners of investment properties and thus, AAIMS was formed and they have been going strong for over 25 years now. My Experience with AAIMS Property Management
I was given reassignment orders reassigning me from US Army Recruiting Command in Anderson, SC to the 82nd Airborne Division located at Fort Bragg, NC, just outside of Fayetteville. Once I received those orders, I wanted to get a jump on finding a place to live in Fayetteville. So, I went to Google.com and began my search, first looking for houses to buy in Fayetteville, Hope Mills, and Raeford. I searched for, “house for sale Fayetteville, house for sale nc…” These really netted no results and the results that it did net, the houses out of my price range to buy. The one consistent was AAIMS property management. After discussion with my wife, we decided to see what we could rent in the areas. So, I went back to Google and did the searches for, “apartment for rent in nc, house for rent nc, for rent nc, nc apartments for rent, nc homes for rent, homes for rent in nc,” just to name a few. These often resulted in great apartments in my price range but never big enough to support my family and the possibility of the inevitable guests that would visit due to the proximity of my real home in Fair Play, SC (Clemson). There was another constant, though, in my search results, and that constant was AAIMS Property Management. So, I decided to finally check them out. AAIMS had good reviews on various rental websites and my wife and I decided to actually check the properties they had listed and we found an incredible amount of properties that we wanted to look at. Then, we took our trip to Fayetteville on a 4 day pass I had requested.
We arrived in Fayetteville and went straight to AAIMS. The building was easy to find and it was very clean and tidy inside. The staff was extremely professional, nice, and helpful. At this point, we decided that we definitely wanted to go with AAIMS if the houses were up to par for us. Every house that AAIMS managed was very nice and very clean as well as fairly new. We ended up being torn between 2 houses and ultimately settled on one about 10 minutes from Fort Bragg, still in Fayetteville, yet almost in Hope Mills, NC. We were located approximately 2.5 miles from a Walmart and a slew of restaurants. We were located approximately 15 minutes from AAIMS and the same from another Walmart, another batch of restaurants and many other department stores such as Target, Old Navy, and the Cross Creek Mall. Home Depot and Lowes were just minutes away as well most of which were located on one of the three main roads in Fayetteville, Skibo Rd, the other two being Yadkin Rd and Cliffdale Rd. We were within miles of 2 Cumberland County schools and Cape Fear Valley Hospital. And, we were within minutes, literally 2 minutes, of the Crown Coliseum.
While we were on our trip, we dealt with other property management companies, All American Homes and Townsend Real Estate, both of which were not on the same level of experience and professionalism of AAIMS. If you are moving to Fayetteville or the surrounding area, I encourage and strongly recommend AAIMS Property Management. My husband and I moved to Fayetteville in May 2009. The house we found for rent was the house managed by Aaims Property Management Inc. and since we like the house and its location we did not think twice who we are going to rent from.
August 31st was the day when a pipe broke in our master bathroom and flooded 1/3 of the house. Since that day, the house has been under construction and not only that we had to leave the house for 8 days due to drying the property, I was 5 months along with our first baby. The property manager has been nothing but helpful and has consistently be giving us excuses there is 162 properties she has to take care of and basically letting us know we are not the priority. Contractors were in and out of the house, excuses followed how the adjustors and insurance are taking its time to evaluate the damage. We were very patient, and every week we were promised how things will be over soon. Our property manager was more concerned in saving the money then getting the damage fixed. The JAG (military attorney) was called by mysef only finding out the State of North Carolina is not a "tenant" state; therefore, getting out of the contract would be costing us a lot of money. We understood there was many things that had to be fixed; however, the property manager did not know what even needs to be done. She involved Showcase Restorations and finally there was some hope how the house will be back where it was. The project manager from Showcase Restorations needed constant communication with the property manager and this is where things were getting done extremely slow. The property manager had very poor communication and the Showcase needed approval on a weekly basis is the can proceed with the work. Weeks flew by and it is November 7th, the house is still not complete. My husband and I had to call and email numerous times to the property manager there was 4-5 inches of standing water underneath the house and it's due to the broken duct work. It finally got done November 5th, when the report to BBB and the local news chanell was made. We knew the temperatures will drop down to low 30s and we worn them we would like to have it fixed immediatelly since I am in my 7 month expecting. The standing water made the house smell bad, as well there was no air circulation in the master bedroom for the past 3 weeks. Finally, it was Saturday night, and no heat in our house. I am furious as I called the emergency line Aiims Property Management offers and they said they will let someone know what is going on. Persistently, I called back on Sunday morning, and finally someone called me back. They asked to was repairing the duct work on Friday and that this is the person who they need to call so he can come out and look at it again. At this point, they are trying to save the money instead of getting this house warm and not caring that my weekend can be pretty miserable because of it.
haven't even discussed little repair we have asked them to do; I reported toilets not functioning properly for the 4th time now, and they are still not working.
There should be some major changes made within this company and I will recommend to people, expecially Military to not EVER rent from this property management. They are neglient, and careless once something goes wrong with the house. They have the worst customer service I have ever expecienced. Also, they should consider hiring some quality people that understand and are willing to do the work; since there has been too many times out property manager is never available.
